How we worked this out

  • Equity is the value you entered less what you owe. LVR (loan-to-value ratio) is what you owe as a percentage of the value.
  • Usable equity is 80% of the value, less what you owe (never below $0). Moneysmart notes that if your LVR is above 80%, you may need to pay lenders mortgage insurance, so 80% is a common limit for borrowing without it. Some lenders will lend more, with insurance.
  • The value is your estimate. A lender will use its own valuation, which may be lower.
  • Keep and buy: your savings go in first, then usable equity (only as much as needed), and the rest is a new loan on the next property. The combined LVR is all loans over the value of both properties.
  • Sell and buy: the sale pays off your loan and the selling costs you entered; what's left and your savings go towards the next home.
  • NSW stamp duty uses Revenue NSW's standard 2026–27 transfer duty rates, without first home buyer concessions or the foreign buyer surcharge.
  • Not included: whether a lender would lend you the amounts shown (that depends on your income and expenses), lenders mortgage insurance, capital gains tax and other tax, and any timing gap between selling and buying.

Estimate only. This is an estimate based on the figures you entered and the assumptions shown. It isn't a quote, a loan offer or an approval, and it doesn't take into account your full financial situation. Lenders apply their own policies, and all applications are subject to lender approval.

Frequently asked questions

What is equity in a home?

Equity is the part of your property you own outright: its value less what you owe on it. With a $1,000,000 home and a $550,000 loan, your equity is $450,000.

What is LVR?

LVR, or loan-to-value ratio, is your loan as a percentage of the property's value. Moneysmart's example: borrowing $450,000 to buy a $600,000 home is an LVR of 75%. If your LVR is above 80%, you may need to pay lenders mortgage insurance.

How much equity can I use?

Lenders commonly let you borrow up to 80% of your property's value without lenders mortgage insurance, so usable equity is often worked out as 80% of the value, less what you owe. Whether a lender will lend it to you also depends on your income, expenses and their policies.

Can I use equity as a deposit on an investment property?

Often, yes. Many people borrow against the equity in their home to cover the deposit and costs of an investment property, with a separate loan for the rest. How the loans are set up matters, so it's worth talking it through with a broker before you buy.
