How we worked this out

  • Transfer duty uses Revenue NSW's 2026–27 rates, for contracts from 1 July 2026. Each rate applies per $100, or part of $100, of the price, and premium property duty applies over $3,870,000. Duty is worked out on the price you enter; if the market value is higher, duty is based on that.
  • First home buyer exemption: no duty on a home up to $800,000 and reduced duty under $1,000,000 (vacant land: $350,000 and $450,000). You must be 18 or over, at least one buyer must be a citizen or permanent resident, and neither you nor your partner can have owned residential property in Australia or had this concession before. Our results match Revenue NSW's own calculator.
  • Surcharge purchaser duty: 9% of the price for foreign persons, including most temporary visa holders. If one buyer is on a temporary visa, we've assumed they buy half the property. Some partner and retirement visa holders can be exempt.
  • First Home Guarantee (5% Deposit Scheme): price caps of $1,500,000 in Sydney and the regional centres and $800,000 elsewhere in NSW; at least a 5% deposit; every buyer a citizen or permanent resident, 18 or over, and a first home buyer or not owning property in Australia in the last 10 years; you must live in the home; principal and interest loan with a participating lender, who must also approve you.
  • Your loan and LVR (loan-to-value ratio) are the price less your deposit, before stamp duty and other costs.
  • Not included: mortgage registration and transfer fees, conveyancing, lenders mortgage insurance, the First Home Owner Grant, and foreign investment (FIRB) fees.

Estimate only. This is an estimate based on the figures you entered and the assumptions shown. It isn't a quote, a loan offer or an approval, and it doesn't take into account your full financial situation. Lenders apply their own policies, and all applications are subject to lender approval.

Frequently asked questions

How much stamp duty do first home buyers pay in NSW?

Under the NSW First Home Buyers Assistance Scheme, eligible first home buyers pay no transfer duty on a home up to $800,000, and reduced duty on a home under $1 million. For vacant land to build a home on, the limits are $350,000 and $450,000.

What is the First Home Guarantee price cap in Sydney?

$1.5 million in Sydney and the NSW regional centres (Central Coast, Coffs Harbour–Grafton, Illawarra, Mid North Coast, Richmond–Tweed, Newcastle and Lake Macquarie), and $800,000 in the rest of NSW. Since 1 October 2025 there are no income caps and no limit on places.

Do foreign buyers pay extra stamp duty in NSW?

Generally yes. Foreign persons, which includes most temporary visa holders, pay surcharge purchaser duty of 9% of the property's value on top of transfer duty. Some partner and retirement visa holders can be exempt.

Can I get both the stamp duty exemption and the First Home Guarantee?

Yes. They're separate schemes with their own rules, run by Revenue NSW and Housing Australia. Many first home buyers in NSW qualify for both.
